The Comparative Market Analysis, or "CMA" as it is known in the real estate industry, is the foundation and backbone of the home pricing decision, which is one of the most important aspects of the entire home selling process. A properly-prepared CMA is as much art as is it science, and experience and local market knowledge play a critical role in such accurate preparation. Conceptually and in its most simplistic terms, a CMA is an analysis of homes comparable to the "subject property" to attempt to determine the current fair market value of the subject property. We look first and foremost at homes of a similar size, style and vintage that have sold recently in the immediate geographic area, and we expand from there to capture a large enough sample size to ensure that our conclusions are (relatively) statistically valid. We should also note that no CMA is truly complete until a qualified real estate professional has an opportunity to physically tour the interior of the subject property to adjust the results of the CMA to match the real estate professional's observations and conclusions.
